The $2M+ tier in Sedona is roughly the top 25% of inventory at any given time — a few dozen active homes, plus another layer of pre-market and pocket listings that trade through trusted relationships rather than the MLS. If you’re shopping this segment, the public data is only part of the picture.
What you actually get at $2M+
Above $2M in Sedona, you’re typically looking at 3,000+ square feet, lot sizes from a half-acre to several acres, and the kind of red rock views that defined Sedona’s reputation in the first place. Architect-designed homes, gated estates, and properties with frontage on Oak Creek all live in this tier. New construction is rare and trades at a premium.
The neighborhoods that matter
Sedona’s luxury market concentrates in a handful of areas: Seven Canyons and Cibola Hills for gated communities; Soldier Pass and Uptown for views and proximity to town; Chapel and Back O’ Beyond for privacy and architectural pedigree; Mystic Hills for some of the best red rock panoramas in the city. Each trades on different fundamentals.
The current rhythm
Luxury moves slowly here. Average days on market for $2M+ homes runs 90+ days, often well past that. Buyer pools are smaller, more patient, and frequently from out of state — California, Texas, the Pacific Northwest, and increasingly international. Pricing strategy matters more than in any other tier.
